SWFL Market and Commission Structure The Southwest Florida rental market is characterized by a high volume of seasonal rentals, estimated to be an $8 billion annual market, with commissions typically ranging from 10% to 15% of the total rent. Rentals offer faster compensation disbursement than sales, often turning over in three to five weeks if priced correctly. Brokerage Compliance and Procedures Detailed procedures were covered regarding the handling of rental monies, including the mandatory use of non-interest-bearing escrow accounts for advanced rents and deposits, adhering to Florida Statute 83. The process requires specific documentation, such as W9 forms for landlords and proper collection and remittance of the 11% seasonal taxes
