Any necessary contract extensions or changes must be formalized in writing, signed, and dated by all parties. Handling Title and Deposit IssuesThe seller must deliver marketable title and resolve title defects, such as a mechanics lien, or the buyer can choose to cancel. A late deposit constitutes a default, requiring guaranteed funds and documented confirmation of delivery.
